What the inspection looks like

1. Before the day. On the callback we ask what you've noticed, whether there's a basement or crawl space, and when you're home. Usually we can come within a few days. Pull boxes away from the basement walls if you can.
2. On the day. The inspector walks the outside first: brick and block, gutters, downspouts, the slope of the yard and any patio against the house. Inside, they run a laser level across the floors, measure cracks and check each basement wall for lean. Plan on about an hour.
3. Before they leave. You hear, in plain words, what they think is moving and why, and whether it needs work now, later or not at all.
4. Within a couple of days. The written plan arrives, listing each pier, anchor, strap, drain or crack repair, the permit and its fee, any concrete that has to be cut and patched, and the total. It's good for 30 days.
5. If you go ahead. Nothing is owed until you've signed. We file the permit and set the work date then.

No pressure

The inspection's free whether or not you book anything, and you're welcome to get a second opinion. If the crack turns out to be harmless shrinkage, we'll say so.
