Paying for a foundation repair

Foundation work is rarely planned for. Here is how payment usually works, what to ask about financing, and where insurance fits in.

How payment usually works

  1. Written price first. Nothing is owed for the inspection or the plan.
  2. Small jobs like crack injection or a sump swap are usually paid when the work is finished.
  3. Larger jobs may have a deposit for materials and the permit, with the balance due on completion. The schedule is written into the agreement.

Financing

Monthly payment options through outside lenders may be available on larger repairs, subject to the lender's approval and terms. Ask at the inspection what applies to your job, and compare the rate and fees with a home equity line or personal loan from your own bank before choosing.

Spreading the work out

Not everything has to happen at once. A plan can separate what is urgent, like a wall that is still moving, from what can wait a season, like leveling a patio. We mark which parts are which.

Insurance

Most homeowners policies exclude settlement and soil movement, but some damage from sudden covered events is paid. Read the insurance guide before you file.

Seeing a crack you did not see last year?

Call or send the form. An inspector measures the house, explains what is moving and why, and puts the repair and its price on paper before anything is dug.
