Foundation repair in St. Charles

St. Charles was Missouri's first state capital, and its historic district still has brick buildings from the early 1800s. Beyond the old town, most homes are subdivisions from recent decades on the bluffs above the Missouri River.

The historic district

Early brick homes along and near Main Street and in Frenchtown stand on stone foundations, some with additions on newer footings behind them. Where an addition meets the original house is a common place for cracks, since the two foundations move differently. Work here is planned to support the old wall without disturbing more of it than necessary.

The newer neighborhoods

Subdivision homes with poured basements make up most of the city. We see the usual list: shrinkage cracks that leak, settlement on fill, and sump pumps that run constantly in wet years.

River, bluffs and water

The Missouri River and its floodplain border the city, and creeks run down from the bluffs through many neighborhoods. Good drainage around the house and a solid sump matter on the lower streets.

Permits come from the City of St. Charles or from St. Charles County for unincorporated addresses; we check which applies.

Call or send the form. An inspector measures the house, explains what is moving and why, and puts the repair and its price on paper before anything is dug.
