Foundation repair in St. Peters

St. Peters grew fast from the 1970s on, and most of its homes are subdivision houses with poured basements, many with walk-outs. Newer construction has its own foundation issues.

Newer is not the same as trouble-free

Poured walls crack as concrete cures; that is normal, but some of those cracks let water in. Lots graded during construction often have fill on one side that keeps settling. And sump pumps installed with the house wear out on schedule, often all around a neighborhood at once.

A quick St. Peters checklist

  • Look at poured walls for vertical cracks with damp edges after rain
  • Check that downspouts carry water past the patio and the window wells
  • Test the sump pump by pouring a bucket of water in the pit
  • Watch the walk-out wall and the rear corners for stair-step cracks in the brick front or siding trim

Selling or buying

With so many homes changing hands, many calls here come after a buyer's inspection flags a crack. A free inspection and a written explanation of what the crack is, and what it is not, often settles the question.

Permits come from the City of St. Peters, or St. Charles County outside city limits.

Call or send the form. An inspector measures the house, explains what is moving and why, and puts the repair and its price on paper before anything is dug.
